Michael Robert Construction frequently asked questions about our home building process and our design/build services:

What size projects do you take on?

We typically take on 12-15 projects per year ranging from floor plan remodels to additions and renovations through to custom new construction homes.


Do you have homes available for sale?

We do not purchase property; we do not have any houses available for sale. All of our homes are custom designed and built for our clients. For clients looking for land, we are happy to guide you through the process. We can partner you with a realtor and work with you to determine that the land you are looking to purchase matches up with your home-building goals.


What areas do you service?

Westfield, Scotch Plains, Cranford, Fanwood, Millburn, Short Hills, Summit, Mountainside, and surrounding towns. We feel that our small service radius provides our customer the most optimal experience.


Do you have ability to create drawings and renderings plus detailed specifications for permits?

Yes. We are a full-service design/build firm, with a team of designers, drafters, renderers and an Architect on Record.


How does the Design/Build process work?

After the initial meeting, a Design Agreement will be created for your unique project. This includes the following:

    • Working with client to jointly determine aesthetic vision
    • Measurements and existing conditions
    • Zoning analysis and feasibility study
    • Schematic design and line drawings
    • Construction Estimate 

The plan is to know the design and cost of your project before any construction begins. Once everything is agreed upon, a Construction Contract will be finalized, followed by construction drawings and permit submission. Next comes materials selection and building! Clients can opt into the Construction Consulting services of Ellie Mroz Design.


What is the timeframe for a project?

It depends! We can’t commit to a timeframe until we have a clear idea of the project. Design, architecture and permitting typically take about 6 months for most of our projects. Most of our renovations or additions take around 5-8 months to complete for construction, and new custom construction takes about 1 year for construction.


What will my project cost?

Again, it depends! We can’t give any rough estimates until after the initial consult, during which we try to give rough cost ranges.


Can you tell us about the initial meeting?

The initial meeting is free consultation to go over your project in person, scheduled around 2 weeks after we receive this form. It typically takes around 45 minutes. Our Project Director will meet you at your home to review your goals and the project scope.


Can you provide me a referral if you are unable to work with us?

We back up our work strongly, with a 3 year warranty post-completion.  We usually don’t give out referrals but we might be able to point you in the right direction.
